Maintenance

Maintenance for air conditioning and heat pumps

Efficient, hygienic and compliant with regulations: we maintain air conditioning systems and heat pumps of all brands in the Zurich area – with a checklist and service report.

Why maintenance?

Five reasons for regular maintenance

  • Efficiency

Dirty filters and heat exchangers impair heat transfer. The system then needs more electricity for the same output.

  • Service life

Detecting wear, leaks or unusual operating values early avoids consequential damage to the compressor and electronics.

  • Hygiene

Dust and germs can accumulate in the filters, fins and condensate trays of air conditioners. Cleaning and disinfection prevent odours and poor indoor air.

  • Warranty

Many manufacturers link their warranty to professional installation and maintenance. What exactly applies is stated in the warranty conditions of your unit – we document every service.

  • Regulations

For systems with larger quantities of refrigerant, the Chemical Risk Reduction Ordinance (ChemRRV) prescribes leak checks and a maintenance logbook – see below.

Checklist

What we do during a service

Scope depending on unit and manufacturer – we record the work in a service report.

Air conditioner / split unit

  • Clean or replace air filters
  • Clean evaporator (indoor unit) and condenser (outdoor unit)
  • Check and clean the condensate drain and condensate tray
  • Disinfection of the indoor unit
  • Measure pressures and temperatures during operation
  • Electrical check: connections, terminals, protective devices
  • Check the tightness of the refrigerant circuit
  • Function test of cooling and heating, remote control, louvres
  • Service report, entry in the maintenance logbook if required

Heat pump

  • Check the refrigerant circuit, measure operating values
  • Check the system pressure in the heating circuit
  • Check the expansion vessel (pre-pressure)
  • Clean filters and dirt traps
  • Outdoor unit: check evaporator, fan and drain
  • Check settings: heating curve, hot water, time programmes
  • Read out and evaluate the fault memory
  • Electrical check and visual inspection of the hydraulics
  • Service report, entry in the maintenance logbook if required

Refrigerants: what the ChemRRV requires

The Chemical Risk Reduction Ordinance (ChemRRV, Annex 2.10) regulates the operation of units and systems with refrigerants – for air conditioning systems as well as heat pumps:

  • Maintenance logbook: For units and systems with more than 3 kg of refrigerant, a maintenance logbook must be kept – regardless of the type of refrigerant. After each intervention, the specialist enters the date, work, result of the leak check and refrigerant removed and added.
  • Leak check: Regularly, at least with every intervention and every maintenance – for systems with more than 3 kg of ozone-depleting or air-stable refrigerants or with a charge of more than 5 tonnes CO2equivalent.
  • Notification requirement: Stationary systems with more than 3 kg of refrigerant must be reported to the FOEN when commissioned and decommissioned.

Many small split units in residential areas are below these limits; the charge quantity on the type plate is decisive. For larger systems, multi-split and VRF systems, we take care of inspection and documentation.

Maintenance and repairs for all brands

We maintain and repair air conditioning systems and heat pumps from all common manufacturers – even if we did not install the system ourselves: Mitsubishi Heavy Industries, Mitsubishi Electric, Daikin, Samsung, Toshiba, STULZ, Fujitsu, LG, Gree and others. We also offer planning, building permits and installation from a single source.

Price: on request – you receive a quote tailored to the number and type of units. For regular maintenance we offer maintenance contracts.

FAQ

Questions from the region

How often should an air conditioning system be maintained?

We recommend annual maintenance, more frequently with continuous operation. The manufacturer’s specifications and, for systems over 3 kg of refrigerant, the obligations according to ChemRRV are decisive.

Does my system need a maintenance logbook?

According to ChemRRV, a maintenance logbook is mandatory for units and systems with more than 3 kg of refrigerant. The charge quantity is stated on the type plate.

Do you also maintain systems you did not install?

Yes, we maintain and repair air conditioning systems and heat pumps of all common brands.

How much does maintenance cost?

That depends on the number, type and accessibility of the units. You receive a quote – price on request.
