Heating renovation: Plan calmly now instead of acting in an emergency

If your heating is more than 15 years old, a check before winter makes sense. We inspect the system and show you which solution fits your house: heat pump, district heating or a modern replacement.

Why plan now?

A heating system rarely fails with advance notice, usually on a cold day when it is working hardest. Then a solution is needed quickly, and there is hardly any time for careful clarification.

If you plan the heating replacement early, you can compare options calmly, check the space on site and schedule the installation so that the house is without heat for as short a time as possible.

Signs that your heating will soon be due

  • Frequent faults: The burner or the controller keeps reporting errors, or the system has to be restarted more often.
  • Rising energy use: With similar weather and habits, you need more oil, gas or electricity than in previous years.
  • Spare parts: Spare parts for your model are hard to get or have long delivery times.
  • Noise: The system knocks, whistles, rushes or hums louder than before.
  • Uneven heat: Some rooms no longer get properly warm, or the hot water fluctuates.

Which system suits your house?

Which solution makes sense depends on the building, the available space, the radiators or underfloor heating and the location. During the condition analysis we look at these points together with you.

  • Heat pump: Air-to-water or ground-source heat pump, depending on the property and the building. We check whether the existing heat distribution is suitable.
  • District heating: If a heating network exists or is planned in your street, a connection can be a space-saving solution.
  • Modern heating replacement: If a change of system is not possible or not sensible, we replace the system with an up-to-date unit.

Why not wait for a breakdown in winter?

If the heating fails in the middle of the heating season, the house quickly gets cold. Often the only option then is a temporary repair, or installing whatever unit happens to be available.

With early planning you decide which system you want and when the work takes place. Clarifications for a heat pump or a district heating connection also take time, which is lacking in an emergency.

Tax advantage: maintenance and energy saving still deductible today

As long as the imputed rental value is taxed, owners can deduct the costs of maintaining their owner-occupied home and investments that serve energy saving and environmental protection from their taxable income. In the canton of Zurich, such investments in existing private properties are treated like maintenance costs.

According to the Federal Council and the FTA, the imputed rental value on owner-occupied property will be abolished from 1 January 2029. At the same time, the deduction for maintenance and energy saving on owner-occupied property will no longer apply for direct federal tax; cantons may keep the energy deduction for a limited period. A heating replacement that is planned anyway can therefore also be a question of timing from a tax point of view.

Guide: abolition of the imputed rental value

No tax advice: this section summarises information published by the authorities (as of October 2026). Please clarify with the tax office or your tax adviser how a heating renovation affects you and which tax year applies.

FAQ

Questions about heating renovation

At what age should I have my heating checked?

If your heating is more than 15 years old, a check before winter makes sense. You will see what condition the system is in and whether a replacement should be planned.

How do I know my heating should be replaced?

Typical signs are frequent faults, rising energy use, spare parts that are hard to get and unusual noises.

Is a heat pump right for my house?

That depends on the building, the heat distribution and the space. During the on-site condition analysis we check whether a heat pump, district heating or a modern replacement is the best solution.
